double some ones space rent... you know, leaving them sit empty is better then having a tenant... ::)
my shop is in a comm'l area, of which about 80% are vaccant right now.
Now I have to find another shop and move my tools... great.

Man, I'm really sorry to hear that TAB. Let's hope it ends up being for the best and your business booms in the new location.
The short sighted thinking from your landlord is a great example of the kind of dumb moves that have helped to put the economy in the shape that it's currently in. WTF are people thinking?

That kind of crap has been going on around my area for a while.
A few years ago, a steak house opened up in an older building that had been vacant. Business boomed. four months later they closed. I ran into the former manager and asked why they had closed. He said the building/land owner tripled the rent after the first three months. They had a four month trial lease to close out the end of the year and was to renew at the beginning of the next year. Went from $1000 per month to $3000 per month. The place sat empty for a year and a western-wear store opened up........ for about six months....and then guess what?.....yep.....rent tripled and the store closed. Same thing happened to a theater on the same property. They finally tore the buildings down and it has been a vacant lot for several years.
And the Chamber of Commerce has the nerve to bitch that we cant get new businesses to open up in the area. All the industrial facilities have left for greener pastures and now the town is basically a service-oriented town (hotels & restaurants) for the interstate that passes through. They've built four new hotels in the last year.

nope, its in the middle of a industrail park, the only thing it can be is shop space, the building is only 4 years old. the only thing they could do is build another building exactly like the one there, can't go bigger by code. couple tenants have left, the want the remaining to fill the gap left in thier morage.

You have said you own land out of state. Sounds like a good time to start using it for more than Vacations.

needs to have a house built on it... that requires $$$$$. Getting a construction loan is very hard right now, more so when your going to do a owner builder and your self employed.

The same thing is happening in Fl. I was thinking about opening a small (15-20 tables tops) restaraunt. The fact is they are closing every day (reason 50 why its a bad idea but still, you don't know if you don't try). Anyway, despite all the vacant space the rents are outrageous. The problem is that the landlords bought high and are locked into mortgages. They can't give discounts, even if it does leave unsightly holes in their shopping centers, or at least so they think. To me, it seems smarter to have a business that is running and welcoming, even if you do just break even, than an empty hole that pays nothing and makes the other tennants look bad. But I'm obviousley not in the real estate business. Good luck TAB.

One thought is that the owners are seeing what's coming in CA - or has already hit them in the form of higher taxes and fees on anything that move, plus bhuildings, land, etc. Or they are just trying to get theirs - like Pegleg's example, where once the business was thriving they jacked the rents up. Or maybe they are just obviously clueless, like the folks here who own a building that is for sale, the only tenant closed up. I called looking to rent part of the space - no return call.
Tough news TAB, hope you can find a new, cheaper place soon.

If you have a Company name for your business, Don't say your building it, say it's being built by XXX company.
