Title: I just became a statistic!

My POS Lebanese landlord hasn't paid his mortgage for 7 months.  Seems I'll be homeless before long, the bank notified us of the forclosure this morning.

No worries though, we have an alternate arrangement for the near future and should be able to find permenant digs real quick.  I'm thinking Wyoming or Montana.  Think Brokaw needs a gardner? ;D ;D

It just sucks!

Sorry to hear it.

Don't know about the statutes where you are, but in some cases around here, when the bank forecloses on a property, you don't have to vacate until it sells to a new owner.

That's the one part about renting that really sucks.   It's no fault of the renters yet they are the ones out on butts in the street.  All the more reason to own a home.

Hope everything works out.   You might see if Ted Turner needs someone to work some of his acreage in Montana.

I'm in no hurry, until someone tells me otherwise, I'm keeping my rent for the foreseable future!  The banks lawyer says that late September is the earliest they could set up an auction and this house won't sell that fast.  I could probably stick it out until the court evicts me!

I'm fine fellas, the wife is a little hinky at the moment but we aren't as bad off as some folks.  I have an employer that's thoroughly convinced I actually know what I'm doing so, even though I'd love to get the f*#k out of MA, that's not going to happen, at least not yet!

Sucks no matter what is going on, but when you pay your rent and still get kickedout it is double bad!

Sounds like you are dealing with a banker with a heart at least, so you shouldn't be out on the curb.

I'm glad to hear that you are OK  for now. I will keep you and your family in my prayers. Hang on to that good job. The value of an employer that appreciates you, cannot be underestimated in todays world.

Hang in there, sock back a few bucks during these rent free times and know that the future will work out. At least you have a heads up and time to plan your move. Best wishes!!!

Plenty of room here in Wonderful, Windy Wyoming! We'd love to have you. Housing prices are coming back down to earth, there is reasonable selection, AND we still have jobs to be had!!!

Michigan has the worst unemployment in the whole country and it looks like it's going to get even worse. It's a good place to stay away from.

As long as you have receipts to prove you paid the Landlord there is no reason for you to be evicted, a rental property has to be worth more with a tenant IN it, than just sitting vacant  and the insurance is 3X higher on vacant buildings.
I wouldn't move until someone tells you you've got to.
As far as you're concerned this should just mean a new destination for the rent checks.

Well, having just read an article of MA law regarding tenants and foreclosures, we feel much better.  Under the law of the state, my rights far exceed the banks.  I'm not required to even pay rent to anyone other than my old landlord and since he has fled the country, looks like I just got a raise!

They further state that even after an auction, the NEW owner cannot demand rent unless it's under the same conditions of my previous lease.  Eviction is something that can only be ordered by a court of law so, for the time being, I'll be saving a few grand a month.....

The real losers in this ordeal are this guys three kids who he's abandoned and left with his ex-wife who is now 36K poorer because the guy hasn't paid child support either.

The wife and I were just discussing that.  Too bad I didn't know the d*@k-head would do this a couple of weeks ago.  I'd have saved a bundle by NOT going on vacation!

He knows my house is not a place he wants to mess around with IYKWIM!  Eight of nine into a pie plate in about two seconds the last time I was at the range late.....Jerry Mucelek would have been proud but he does it in about half that time!

Timothy I'd put the rent money and only that money in a new savings account.  Deposit it every month just as if you were paying rent.  I'm not a lawyer and don't know the law where you live, but if some jackass lawyer or court down the line says you owe  for rent, then you can show good faith and you have the $ to pay.  If you don't ever have to pay it, then you have a nice bonus for retirement or towards a down payment if you choose.  i don't know what your economic circumstances are, but since you would normally be paying the rent money out anyway hopefully  you won't have to raid the "rent" money account.  If needed for other necessary expenses so be it, but in this economic times it may be prudent to resist the temptation to splurge and buy guns or those things that wives need want.  Maybe you could save it for your escape plans when that becomes possible.  Even though you have ties to Michigan I wouldn't come here unless you don't have to work.  Like Frank said earlier the unemployment rate is high, over 15% officially.  Unofficially it's over 25% as some of the unemployed are not counted in the official record keeping.  The unemployment rate for this years college graduates is 80% and I don't think they are counted.

I changed the locks when he fled left the country back in January.  I didn't trust his ex-wife, his cousins or his friends or my next door neighbor who I work with....

Do not for a minute assume that this will be followed. You will have to push the issue and be vigilant.

Sucks about the ex-wife though, and the kids who did not need to be shown so blatantly what a loser their old man is. Knee-capping is too good - maybe a knife and his nether regions is a start?

Blackwolfe.....all sage advice and my attorney said the same thing.  As to MI, I could find employment but I would be taking it away from someone else at this point.  I have several friends in private tool business.  I could, but wouldn't pull some favors...

Path..... also sage advice and at this point in my life, I trust fewer and fewer people.  I trust my family, some close friends and some new friends on this forum, whom I don't really know and may never meet.  Even though the law is pretty clear, I'm watching my six...no choice.

Prayers are welcome, more for the folks out of work right now than me but I'll take 'em, graciously!

As too Lebanese invaders?  I have it on good authority they are really, really squishy and soft so most hollow points can handle the job.  Ship as many as you please, .45 ACP and .357 mag.  We're pretty well stocked on 9mm and .40, .223, .243 and buku 12 ga shells..

My brother lived in Worcester/Wooster and I helped him move in to his dumbass falt that cost him $1500 a month on the third floor that was a one bedroom/living room, a kitchen and a shower/toilet. Loved riding the Redline into Beantown to cause some hate and discontent on Harvard Square. Got kicked out of a bar before I even go in there. Caught a show at Harbor Lights and stopped back at Harvard Square for a few drinks. They apparently did not like the way I was dressed. Hmmm, I was visiting from Indiana and didn't have freaking straw hanging from my mouth. The redline had shut down and had to pay a $120 cab ride back to Worcester/Wooster. I spent more money in Boston and Salem, Massachussets than I did on any other vacation I have ever taken in my life and was only there 5 days. The guys I met in South Boston were pretty cool.

I suppose that could be a possibility once the frenzy dies down but as Blackwolfe suggested, I'm going to just sit on the cash because I don't want any surprises and I don't NEED to spend it to survive.  I have family that I support with a small stipend monthly so maybe that can get a little fatter for a time.  She's been going through some tough emotional trauma since Stewart Smalley became her junior Senator... ;D

I've been trying to live as if I'm retired.  That way, when I do retire, the loss of income won't be so painful.

I went through the same cap you did in grad school my land lady (sent to me) would get a 60 day notice about every 60 days. ::) She always managed to pay up, so no worries. What I did learn though, is that if a HUD loan forecloses, it is sold on Fridays on the courthouse steps. No credit check, income validation, nada. You write  a check for the arrears, any owned taxes and leins etc, its yours. You just assume payments. (Now this was 15 years ago and things might have changed) These are listed in the legal notices section of your paper. Check it out.

Thanks FQ but while I have some cash and the ability to sock quite a bit away rather quickly, I'm not in a position to do that.  Though this may sound rather strange, I get a queasy feeling trying to capitalize on someone else misfortune.  They may have brought that misfortune on themselves but it still bothers me.  Lots of folk lose their houses for a lot of reasons, my neighbor lost his due to an illness about a year ago, imagine how he feels now that the Fed is bailing people out left and right.

If I could buy this house under those circumstances, I do it in a heartbeat and sell it immediately and move further west into the Berkshires.

Thanks for the update Timothy. Things sound much better than they did earlier. I will continue to keep you in my prayers.

I feel sorry for that losers wife and kids. It sounds like good riddance to bad trash. Hopefully they will be better off in the long run.

It sounds like you have your bases covered with the attorney advise, changing the locks and starting a savings account. I wish you good luck and best wishes. Hang in there. Everything happens for a reason.

We've resigned ourselves to moving in with some family and living on the cheap for a few months and buying something in the spring.  I have this hairy little son of my (Yorkshire Terrier) which makes it tough to rent anywhere so it's time.  As much as I hate to become a home owner again, things are too weird in today's economy and I need to control my own destiny.

Something cheap and a short mortgage.  Two things that ain't easy when the average price of a house in Central MA is still above 300 LARGE! 

Maybe southern NH is doable as well with a couple of acres set aside for the "T. Bogan Historical Library and Anger Management Clinic"....... ;D ;D ;D ;D
