Now the work starts.

thats right, I am sold out of homes.   ;D

Ok so there are 27 of them that have a loan, so it is possible I might have to sell a couple more if loans fell thru.  There are also a few people that could back out, but with how eagar people have been to buy them, I doubt it.   Also of they do I get to keep thier deposit.  So I would actually make more if they did.


Some intresting stats

3 people bought solar just over 1%
The smallest house sold the most 31%
83% were not native to Utah ( moved here with in the last decade)
45% are vets and they are getting a flag pole, mount and flag for free.
4 people that looked did not buy.  2 of those I refused to sell, 1 did not qualify and 1 said they need more space( um the sqft was listed everywhere)
9 lots were bigger than the rest,cost more.  The 1st 3 homes sold were bigger lots and the last 2 left were bigger lots( I really expected them to sell 1st)
14 no shows, 108 people late and 2 reschedule.
The models were sold for 100k more and sold in rhe 1st 20 with the knowledge  that they would not be available  until after all homes were sold.

Now I have a lot of work to do.  19 holes in the ground now, waiting on rock and concrete.
6 homes pored 2 more waiting on blocks.
I always break all the clay pigeons,  some times its even with lead.

Time to roll up my sleaves.  I want to be done with this project by elk season next year

I paid for the land, and got investors for the construction  costs.  Even if i lost it all right now, I would still be just fine.

The houses I am building are 1-200k cheaper than every one else locally. They are also at least  1000 sqft smaller.  I am a niche market.  Effectively a retirement  home, with out being in a retirement community.  The market i was looking to sell to is the newly retired.  I would  not build a track that was more family oriented as that market is way to volatile.

Took all the rebar cutt offs to rhe local scrap yard today.  $104. 


The pile was getting big and bugging me.  Totally not worth my time, but it was something that was bugging me.   I think I will look for another used dump trailer strictly for scrap. Does not have to be big, just big enough to hold about ton.  I am ok with making a trip ever 25 homes or so.

We have scrappers that cruise our neighborhoods.  The amount of trash they haul away, and make a living off, amazes me.  Anything with any amount of metal is gone before sunset when you set the cans out.  I have put a big recliner, old grill, garden hoses, microwave, light fixtures, and pieces of downspouts out, and BOOM, they are gone.  Neighbors put out appliances of all types, and they go.

I think these scrappers are better recyclers than Waste Management.

By the way, they don't steal!  When we redid our driveway, the rebar and mesh was on the lawn edge for five days, and it was never touched.  Once the pour was completed, small pieces and scraps were cleaned up trash night.

Not many scrappers here. The local scrap yards require id, and you get a check mailed too you after 10 days.  Its a law to control metal theft and it appeared to be working.  Ita been a long time since I have been to a scrap yard where every one there had all thier teeth
