I have a new project in the works. Nothing crazy, just developing 4 arces and 7 homes.

Day 1 and I already had to tell a survey company to get lost.... asked for grade stakes for grabbing the road and they laid them for water, sewer, side walks and pi.....
Then tried to bill me for all of it.
Nope.... talk to the lawyer. The contract is crystal clear.... you did the other work for free lol. Its all going to get destroyed with grabbing anyways.

Just like medical care, you have to ride herd on the contractors ALL. THE. TIME.
In ND, my little town was involved in replacing a county road (dirt up), and decided to piggyback upgrading the water, sewer and storm drain lines since the county was paying the big freight. The contractor put the water lines 18" under the ground surface. In ND. Where it gets -25F every winter. Yeah, they ate the cost of re-burying them 8 feet down where they belonged.
BTW, the so-called "inspectors" on the project signed off on the 18" work . . . .

18" deep might be fine someplace like Florida, but I think 18" deep will freeze in most states that have 4 distinct seasons (of 3 months length) per year. It doesn't take crazy sub-zero temps to freeze that far below the surface. They may as well have laid the pipes on the surface, crossed their fingers, and hoped the water would move fast enough not to freeze. And you know how well that would work.

We have to be 4' here. Even that is questionable in some places if there is no flow. A sustained 0 for a few days would freeze at 18" with out lots of flow.

Ah another reason to live below 34N. Generally we bury it deep enough so the landscaper doesn't hit it when planting new Azaleas or Magnolias. ;)

Finally got all the pipe in the ground. Had some weather delays. Grading crew starting Wednesday. If all goes well should be done by the 1st week in June. Not building the homes, they did not like my price lol. This retirement thing is hard.

This retirement thing is hard.
I think a lot depends on whether you can divorce yourself from your job and whether you have some replacement activity or hobby. (And of course sufficient funds.)
I've had 7 different fulltime careers, and all but two of them had hard deadlines. While most were very rewarding, and I do miss the smell of grease paint and roar of the crowd, I don't miss the stress. My grandchildren and hobbies have taken over my time and need for feeling useful.

I quit feeling useful 17 years or so before I retired. But now I don't work as hard and don't punch a clock. Good thing too since I've been up I think 39 hours so far. I got some yard work done yesterday since I was up. I even had someone point out the difference between my yard and the yard next door. "Night" and "Day" he said, mine being day. I planned on going out to fix something else today, but it rained and I stayed in.

I keep nosing around looking to create some work to cover my monthly insurance payments...my wife takes just over $1,950/month in medicine if I had to buy it outright...then add tax.

In general terms, where in WY? That had been my dream at one time, working cows on 20,000 acres in eastern WY. Ended up in ND tho . . . .

I was a little bit SE of Casper when I took a trip to WY in August 2017 for the eclipse.
Around the Glendo area. Met some very fine folks at that ranch.
My Firefighter/Paramedic retirement didn’t allow me a lot of branch out opportunities.
Hospitals weren’t taking paramedics as ED staff, only EMTs as Techs. WuFlu hit and they were BEGGING for staff - even paramedics but mandated the experimental NotAVax.
No thanks.

There's another good eclipse this year...October 14. Next year on April 8 the eclipse center of path will be about 12 miles from the house...we've got plans for a family get together eclipse watch.
That NotAVax is really beginning to take it's toll. We avoided it and when needed we relied on Ivermectin which really worked extremely well for us. A lot of people are sorry/dead from the ChinaFluNotAVax now. The more the information comes out of the "vaccination" the worse it gets.

I have to build a house on it 1st... went there last week to remove a " structure" so I could insure the place.

I haven't seen an alligator in a LONG time. And that's okay with me. 👍 I remember seeing one next to the road while I was driving into town, when I was stationed at Fort Polk, LA. I only remember seeing the one, not like when I visited relatives in Florida and they were running around all over the place. Louisiana and Florida have the largest alligator populations — there are more than a million wild alligators in each state, but I avoided the swamps in Louisiana. I saw what happened to those weekend warriors in the movie Southern Comfort. ;D The alligators weren't the only thing to worry about.

Putting on the 2nd green today, and just 50' away I saw an 8' gator swimming in the pond. Told the guys with me that if my ball went in water today, it was staying. I also told our caddy that if I hit in the water my tip did not require his risking his hand for a $2 ball.

Five days in Florida. Five days of golf .... Well four days of golf, and one day of mini-golf with grands and kids. PLUS, a great boat ride with a sunset view from the mouth to the Gulf.

I've been sleeping up to ~24 hours a day, just getting out of bed to pee and get a drink of water, and not eating anything but sugar-free cough drops most days. After sleeping for a day or 2 I have to get up and eat something. I must be making up for all the sleep I missed when I was working. Also, when I saw my doctor about 2 weeks ago she asked me how I was doing. I started to tell her and she ran out of the room. She came back wearing a mask and handed me one. What do I have in common with an internet meme? I've gone viral. ;D At least she thinks I have a virus. She didn't even check the swollen lymph nodes in my neck or anything, just talked for awhile. That was different.

Tab do you have a shooting range at your place? If not building one could keep you busy for a while. The range here is only around 230 yards to the woods, but I have a 50 yard for rimfire along with some rimfire steel targets up and down on a hill, a 100 yard target and a 200 yard target. The 200 yard has solar motion lights and a camera that alarms which helps to keep the dangerous feral dog population down. I have a covered 2 bay shooting bench for all of that.
There is also a bermed bay for pistol/rifle cut into the side of a hill with some steel to shoot alongside the paper target stands. I have a space from hill to hill that's 700 yards plus a little. I'm going to clear out a spot to shoot to at 700 yards from a picnic table someday.
Now, if I just had time to use all of that....

Think of it this way... it keeps the Honeydo List at bay, and gives you a reason to keep going. I've seen lots of Heritage Boeing employees whose sense of who they were was so wrapped up in what they did ("my work IS my life") that they dropped dead within a year or two of retirement because of losing that all-consuming "purpose." Seen something similar and disturbingly common with Mil/First Responder retirees too... the takeaway lesson is to have a second act planned and ready before you drop the curtain on your first. (BA even established a retiree volunteer org to try to help address that, the Bluebills.) Some of them, I think just give up because their spouses saw it as "the company owned you as a slave all those years, now it's MY turn" and the demands lists in retirement made slaving away on the shop floor sound pleasant by comparison. Some even UN-retired and went back because of that...
For the moment my life is similarly consumed by my mother's care needs and after her will be my gal (ten years my senior and some big medicals of her own), but the saving thing about having the calling of the historian is there are always new stories in need of recording and telling, and new facts to be found about the old and new evaluation from those facts to do.

I do have a house to build. That will keep me busy for awhile. The real question is how much of it do I want to build. I mean some stuff I have to sub out as I don't have the necessary licenses to do. Like I can't buy hvac stuff or tap a power pole.
The house is going to be ICF, and I already own several pieces of equipment from a mini ex to cat 349. So all the digging is easy. I could go full on and make every piece of mill work in my shop. That is always an option.
Still need to get a plan set. I have a good idea of what I want? Just not had time to sit down and do some rough drawings.

For a long time I wanted a 2 story house with a round corner sticking out. I don't know what it's called. But I thought it would be cool to have a spiral staircase in that corner with a fire pole right down the middle. You'd still have to walk up the stairs, but you could slide down the pole if you wanted to. Now I might be too old to have a fire pole in my house.

I will be building it out of ICF so that would be incredibly difficult.

I saw some guys on TV, maybe This Old House, building a basement with Insulated Concrete Forms. It looks like it's faster and easier than most other ways. The blocks stacked up just like Lego bricks, then they poured the concrete in it.

This is true.
It's not real hard to make things bigger, it just is a mess if the house is completed. Diamond wet saws make a mess. I tried one of the diamond concrete chain saws. It worked out. Still a pita, but it worked better than a hand held. Not as good as a track saw.

Nudura is what I have used on the last 37 homes I have built. I was also a distributor for them for awhile.

I have 3 weeks left.... my lap top that had all the cool, GPS/cad software died last night. It is not so much the cost as it is the hours to get everything back on there. Grumble.
