Say billt, get a cfm, aka cubic feet per minute analysis....very easily done by any contractor, to determine your "ideal" airflow.
There is a ratio, via sq. ft. of the house, and return air, aka make up air, to determine the req's of your house. Generally, the rule "was" get a 1/2 ton higher unit. If there are reg's I'm not aware of,...well, just double check with a few contractors. Your unit, even in the middle of an AZ summer should not run constantly.
Unless you like your house "meat locker" temps,...Remember the 90% condensing furnace will be used minimally. Don't pay extra for it.
