I suppose that could be a possibility once the frenzy dies down but as Blackwolfe suggested, I'm going to just sit on the cash because I don't want any surprises and I don't NEED to spend it to survive.  I have family that I support with a small stipend monthly so maybe that can get a little fatter for a time.  She's been going through some tough emotional trauma since Stewart Smalley became her junior Senator... ;D

I've been trying to live as if I'm retired.  That way, when I do retire, the loss of income won't be so painful.

Fourteen years, four months and a wakeup!

Timothy try looking at HD foreclosures. I went through the same cap you did in grad school my land lady (sent to me) would get a 60 day notice about every 60 days. ::) She always managed to pay up, so no worries. What I did learn though, is that if a HUD loan forecloses, it is sold on Fridays on the courthouse steps. No credit check, income validation, nada. You write  a check for the arrears, any owned taxes and leins etc, its yours. You just assume payments. (Now this was 15 years ago and things might have changed) These are listed in the legal notices section of your paper. Check it out.

Thanks FQ but while I have some cash and the ability to sock quite a bit away rather quickly, I'm not in a position to do that.  Though this may sound rather strange, I get a queasy feeling trying to capitalize on someone else misfortune.  They may have brought that misfortune on themselves but it still bothers me.  Lots of folk lose their houses for a lot of reasons, my neighbor lost his due to an illness about a year ago, imagine how he feels now that the Fed is bailing people out left and right.

If I could buy this house under those circumstances, I do it in a heartbeat and sell it immediately and move further west into the Berkshires.

Well, having just read an article of MA law regarding tenants and foreclosures, we feel much better.  Under the law of the state, my rights far exceed the banks.  I'm not required to even pay rent to anyone other than my old landlord and since he has fled the country, looks like I just got a raise!

They further state that even after an auction, the NEW owner cannot demand rent unless it's under the same conditions of my previous lease.  Eviction is something that can only be ordered by a court of law so, for the time being, I'll be saving a few grand a month.....

The real losers in this ordeal are this guys three kids who he's abandoned and left with his ex-wife who is now 36K poorer because the guy hasn't paid child support either.
Thanks for the update Timothy. Things sound much better than they did earlier. I will continue to keep you in my prayers.

I feel sorry for that losers wife and kids. It sounds like good riddance to bad trash. Hopefully they will be better off in the long run.

It sounds like you have your bases covered with the attorney advise, changing the locks and starting a savings account. I wish you good luck and best wishes. Hang in there. Everything happens for a reason.

We've resigned ourselves to moving in with some family and living on the cheap for a few months and buying something in the spring.  I have this hairy little son of my (Yorkshire Terrier) which makes it tough to rent anywhere so it's time.  As much as I hate to become a home owner again, things are too weird in today's economy and I need to control my own destiny.

Something cheap and a short mortgage.  Two things that ain't easy when the average price of a house in Central MA is still above 300 LARGE! 

Maybe southern NH is doable as well with a couple of acres set aside for the "T. Bogan Historical Library and Anger Management Clinic"....... ;D ;D ;D ;D
